Thinking of selling your home? Use our checklist to make your selling experience is as painless as possible.

1. Understand Your Home’s Value

Identify a realistic budget for your home and then determine your debt-to-income ratio (DTI). You A qualified and experienced realtor can help you determine the current market value of your home, as well as simple changes that could be made to maximize your home’s price point.  They consider recent home sales, current market conditions, even neighborhood specific trends when valuing your home.

2. Find the RIght Listing Agent

3. Depersonalize and Declutter Your Space

Remove unusual paint and wallpaper colors, Go Neutral! (We hear Agreeable Grey is popular). Pack up those family photos and go with generic appeal!

Remember you are trying to appeal to the most buyers possible; not the ones with the same taste as you.

4. Decide Which Repairs and Updates TO Make

An experienced realtor can guide you in which repairs will help your homes market value the most; but ultimately its your decision what to do. Again, remember, you are appealing to the masses and not just your taste, so any design updates need to be kept neutral! I always advise my sellers to go ahead and get a home inspection before we list, to make sure we repair potential problems that could disrupt a future deal.

5. Curb Appeal, Curb Appeal, Curb Appeal

  • 1. Clean your gutters!
  • 2. Pressure wash your home and sidewalks
  • 3. Mow your lawn, treat for weeds, and trim your bushes
  • 4. If you have a pool, make sure it is clean and presentable, or winterized properly.
  • 5. A fresh coat of paint on the front door never hurt anyone!

6. Get Rid of Odors

Everybody has a friend that is bluntly honest.  Have them come over and give you an unbiased smell test.  Remedy any lingering odors. Smell is very important!
